- Founded in 1965, by Warner “Sonny” Bonner Jr., IPG traces its roots to Bonner Realty, a pioneer in the real estate industry. Through a successful partnership with Cousins Properties, Inc. (CUZ), now a prominent 20-million-square-foot REIT, Bonner Realty helped transform the commercial and residential landscapes of the U.S. Sunbelt.
- Under the leadership of Tom Cousins and support from Warner Bonner Jr., the 30-year partnership successfully developed high-end residential and leisure communities, generating nearly $1 billion in sales.

- Inspired by his father’s legacy and partnership with Cousins, Warner commenced his career in 1997 with CBRE in California, later serving as a principal for Phase 3 Realty Partners, a life science development company. In 2007, Warner again partnered with Cousins Properties on the 500-acre master development plan for Fort McPherson in Atlanta.

- After a decade at Phase 3, Warner and Sonny Bonner expanded Bonner Realty into commercial real estate, leading to the founding of Innovation Properties Group (IPG) in 2013, based in San Francisco. IPG quickly gained prominence, offering strategic real estate solutions for emerging industries and global innovators.
- In 2015, IPG’s trajectory accelerated with the addition of Ivan Smiljanic, an Olympian and former tech executive at Riverbed Communications, as the firm’s first partner. Under Ivan’s strategic leadership, IPG negotiated millions of transformative square feet of commercial space. The firm’s consistent delivery of exceptional results earned IPG numerous CoStar Transaction Volume Awards and Broker of the Year accolades, cementing its reputation as a market leader in commercial real estate advisory services.
- In 2020, IPG expanded its residential expertise into multifamily housing, senior living, and luxury leisure properties, reflecting its early success in residential real estate. This growth continued in 2022 with the launch of IPG’s Ranch & Resort division in Jackson Hole, WY, focusing on the acquisition, sale, and recapitalization of ski resorts and mountain properties, both domestically and internationally. This new direction has allowed IPG to represent clients in high-value transactions across iconic mountain locations.
- In 2025, IPG expanded into Europe with a new headquarters in London’s Kings Cross. This expansion, led by Mila Moroney in Dublin and Patrick Boyle in London, strengthened IPG’s presence in various sectors, including life sciences, clean energy, office, industrial, and leisure real estate.
